Who needs one

Three reasons people book an EICR

Landlords

A legal requirement for private rented homes in England, at least every five years and before new tenants move in.

Homeowners

Before buying or selling, after moving in, or when an older home has never had its wiring checked.

Businesses

To meet your duties under the Electricity at Work Regulations, and because insurers often ask for one. We're IRATA rope access trained, so we can inspect high-level equipment in warehouses, factories and industrial sites without scaffolding.

For landlords

What the law requires

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 set out what landlords must do. Councils can fine up to £30,000 per breach.

We send reports to you or your letting agent as soon as they're done, and we can carry out any remedial work within the deadline.

  • 5 yearsMaximum time between inspections, or sooner if the report says so
  • Before move-inNew tenants must get a copy before they occupy the property
  • 28 daysGive existing tenants a copy within 28 days of the inspection
  • 28 daysComplete remedial or investigative work, or sooner if the report says so
  • 7 daysSupply a copy to the local council if it asks for one

Observation codes

What the codes on your report mean

Every issue found is given one of four codes. Any C1, C2 or FI makes the overall report unsatisfactory.

C1

Danger present

Risk of injury now. We make it safe before we leave.

Unsatisfactory
C2

Potentially dangerous

Not dangerous today, but could become so. Needs urgent repair.

Unsatisfactory
FI

Further investigation

Something needs a closer look before it can be coded.

Unsatisfactory
C3

Improvement recommended

Safe, but doesn't meet the current regulations. Optional.

How an EICR works

  1. Visual inspection

Consumer unit, sockets, switches, fittings and visible cables checked for damage and wear.

  2. Testing

Circuits tested with the power off, then live tests including RCD trip times.

  3. Report

A full report with every observation coded and an overall result.

  4. Remedial quote

If anything needs fixing, a clear written quote to put it right.

FAQs

Common questions

How long does an EICR take?

Most houses and flats take a few hours. Larger homes and commercial premises take longer. The power is switched off for parts of the inspection, and we agree timings with you or your tenants in advance.

What happens if my EICR is unsatisfactory?

A C1, C2 or FI code makes the report unsatisfactory. We give you a written quote for the remedial work, and once it's done we issue the paperwork confirming it, which landlords need to keep with the report.

Do I need an EICR when selling a house?

It isn't a legal requirement, but buyers, surveyors and mortgage lenders often ask for one, especially for older properties. Having one ready can avoid delays.

Can you send the report straight to my letting agent?

Yes. We can send the report to you, your agent, or both, as soon as it's complete.

Can you inspect high-level equipment in commercial or industrial buildings?

Yes. We're IRATA-trained in rope access, so we can inspect and test high-level lighting, containment and distribution in warehouses, factories and other large buildings, often without the cost of scaffolding or access platforms.

Do you cover my area?

We're based in East Grinstead and cover Sussex, Surrey, Kent and South London, including Crawley, Horsham, Brighton, Tunbridge Wells, Sevenoaks, Maidstone, Dartford, the Medway towns, Redhill, Croydon and Bromley.
